**IMPORTANT TO KNOW**

Homebuyers:
  • Request a Transfer, Not a Shutoff:
    When purchasing a property, you need to transfer utilities into your name for the day of possession (which may coincide with your closing date unless otherwise agreed upon). If closing or possession dates change, be sure to adjust utility transfer dates accordingly.
  • Water & Sewer Transfer in Ohio:
    In Ohio, water and sewer companies will only allow transfers once the sale is reflected on the county auditor’s website. We recommend contacting these companies 24-48 hours after closing to confirm the transfer.
Sellers:
  • Transfer Utilities Out of Your Name:
    It’s the seller’s responsibility to call and transfer utilities out of their name and to pay any outstanding balances or request final bills. You do not need to provide the buyer’s information to utility companies.
  • Final Water & Sewer Bills:
    For water and sewer bills, request your final bills and, if there was an escrow hold for these, either:

    • Send the final bills to the title company, who will pay them from the escrow funds and reimburse any difference.
    • Or, pay the bills yourself and provide the paid receipts to the title company, who will release the escrow funds back to you.
      Make sure the bills are marked as “FINAL.”
  • Meter Readings:
    Some utility companies may require a final meter reading, which they will schedule directly with you.

Important Reminder: Utility transfers must be handled promptly to ensure a smooth transition between owners.
